POSITION SUMMARY

The Site Acquisition Manager is a hands-on position and oversees 3rd party vendors as they coordinate with tower owners and/or private landlords to negotiate and secure leases and entitlements as defined by project scope. The scope of the Site Acquisition Managers responsibility necessitates that they assume a lead role in the following: management and career development of technical staff and administrative staff; work product quality and efficient completion of projects under the Site Acquisition Managers control; client management and accountability to the client; fiscal responsibility for projects under their control. This position is also responsible for maintaining product/project requirements balancing time, cost, and quality.

ESSENTIAL FUNCTIONS

-Marketing services, increasing work load through participation in business development practices -Establishing and maintaining sound client relationships

-Coordinating preparation of qualifications and proposals, assuming a visible role in presentations to clients

-Establishing criteria, providing guidance, and directing the activities of project teams

-Preparing project authorizations, establishing budgets and scheduling each project under supervision

-Maintaining and regularly updating accounting system reports, and periodically reviewing the fiscal status and schedule of projects with appropriate staff

-Maintaining profitability through fiscal control of projects for which the Site Acquisition Manager is responsible

-Assuming an active role in the professional development of the staff members within the Site Acquisition Manager’s operating section

-Conducting work performance evaluations with staff members noting accomplishments, establishing goals and objectives and providing constructive criticism as appropriate

-Fostering cooperation on projects that entail joint efforts between the Site Acquisition Manager’s operating group and other groups, divisions and offices within company

-As appropriate, assuming a project management role in leading multi-disciplinary project teams that may consist of staff members from other groups and/or offices within the company

-Within the Site Acquisition Manager’s operating section, assuming an active role in the evaluation and selection of new staff members

-Defining the area of responsibility and project assignments for the staff members within the Manager’s group

-Quality reviewing land use entitlement applications, leases, zoning submittals and other documents prior to their submission to the client

-Exercising authority to require the reworking of land use entitlement applications, leases, zoning submittals prior to their submission to the client

-Overseeing the selection, scheduling and productivity of subcontractor services

-Working with zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines

-Completing zoning ordinance reviews

-Reviewing zoning drawings prior to submittal for compliance with public agencies and client requirements

-Performing all duties in accordance with the Vinculums Code of Safe Practices (IIPP)

REQUIRED EDUCATION AND EXPERIENCE

• -Minimum seven (7) years managing a team of Site Acquisition specialists in the wireless telecommunications industry

-Experience and enthusiasm for developing team members and -subordinates 

-Excellent MS Office Suite skills

-Ability to work well with individuals and in leading/motivating a team

-Vendor Management experience

-Willingness to Travel up to 25% of the time including to project sites

PREFERRED EDUCATION AND EXPERIENCE

-4-Yr College Degree

-Real Estate or Broker’s License is highly desired

-PMP Certification

-Additional Software Skills (AutoCAD, Visio, Granite, Oracle, etc…)

EXPECTED WORK SCHEDULE

Work schedule is Monday through Friday. Occasional evening and weekend work may be required as job duties demand.

TRAVEL

Travel to client meetings and Vinculums Offices as needed, ranging from 10-25%. May also visit project sites.

The employee will be required on occasion to climb and work at heights, use a step stool or ladder and need to pick-up and deliver materials to the site. Driving a Class C motor vehicle is also a requirement of this position, and all of the physical demands therein required are applicable.

This job operates in a professional office environment. The employee will participate in job/site walks located in various locales including but not limited to raw land, roof-tops, office buildings, strip malls, residential, etc. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
